Bengaluru\u2019s apartment residents finally have some clarity on water charges. The Bangalore Water Supply and Sewerage Board has revised its tariff for bulk consumers, which includes apartment complexes and group housing projects.<\/p>\n\n\n\n

The decision follows months of back-and-forth with the Bangalore Apartments\u2019 Federation (BAF). Earlier in the year, BAF had pushed back strongly against a sudden hike, calling it arbitrary and unfair. Their objections eventually led to fresh discussions, and BWSSB has now rolled out a new framework.<\/p>\n\n\n\n

The revised tariff will be implemented from September 1, 2025. For management committees, this means bills will look different from the next cycle. For residents, it brings some relief after months of uncertainty, even if questions about long-term costs remain.<\/p>\n\n\n\n

The Initial Challenge: A Steep Tariff Hike<\/strong><\/h2>\n\n\n\n

The BWSSB shocked apartment communities in April 2025 with a sudden increase in water charges for bulk users. The decision was made without prior consultation with residents, leaving many communities unprepared for the consequences.<\/p>\n\n\n\n

By May, when the first bills under the new rates arrived, the effect was noticeable. Monthly charges shot up in several apartment complexes, straining both households and association budgets. Many Resident Welfare Associations (RWAs) had to revisit their financial plans, and some were left with little choice but to increase maintenance fees to cover the higher costs.<\/p>\n\n\n\n

BAF’s Proactive Intervention<\/strong><\/h2>\n\n\n\n

The Bangalore Apartments\u2019 Federation (BAF) responded swiftly to the tariff hike. Without delay, its representatives sought a meeting with the Hon\u2019ble Chairman of BWSSB to address the concerns of apartment communities across the city.<\/p>\n\n\n\n

In the discussions that followed, and through a formal written representation, BAF voiced the collective frustration of its member associations. The federation strongly objected to what it described as an \u201carbitrary\u201d increase, stressing the heavy financial strain it would place on thousands of residents.<\/p>\n\n\n\n

The New, Revised Tariff<\/strong><\/h2>\n\n\n\n

Responding to the strong objections raised by the Bangalore Apartments\u2019 Federation (BAF), the BWSSB has issued a revised tariff structure. The new rates are designed specifically for apartments, group housing projects, and other consumers that fall under the Bulk Water Tariff category.<\/p>\n\n\n\n

The revision will take effect from September 1, 2025, and will apply to all billing cycles thereafter. Apartment residents and management committees are advised to take note of this date, as it marks the beginning of the new billing framework.<\/p>\n\n\n\n
